Planning & Budget Setting
We will work with the Freeholder, Company Directors and Residents to agree the annual service charge budgets, ensuring all aspects are suitably provided for including developing a Reserve Fund for future expenses.
Our aim is to develop a detailed knowledge of the blocks we manage together with the residents who reside within them.
We will assume the day to
day management activities, including service charge administration,
repair and maintenance supervision and if required full company
secretary role.
We will work with the Freeholder, Company Directors and Residents to agree the annual service charge budgets, ensuring all aspects are suitably provided for including developing a Reserve Fund for future expenses.
We will conduct a full review of the property maintenance at the commencement of the contract in order to prepare a schedule for any major works which need to be budgeted for. We will then continue to make regular property inspections, providing a proactive response to any maintenance issues
We will look at the existing maintenance contracts and run a cost analysis to ensure you are receiving the best service for your service charge payments.
We will arrange for periodic Health & Safety and Fire Risk Assessments to ensure the property is fully compliant. In regard to major works, we will prepare and issue all Section 20 Notices as necessary.
We will liaise with our preferred Insurance Brokers to provide Buildings Insurance, Engineering Insurance if your property has a lift and Directors & Officers Insurance to ensure all members of your Management Team are fully covered.
We will undertake punctual collection of Service Charges and Ground Rents as necessary, together with producing year end accounts for submission.
